Structure: 28-storey tower with 107 residential and commercial units, 2-storey basement, and 4-storey car park.
Scope of Works – Painting
The painting scope includes both internal and external finishes, with a strong focus on high-quality workmanship and compliance with Australian Standards, NCC, and architectural specifications.
Internal Painting Scope:
All walls, ceilings, cornices, bulkheads, coffers, pelmets, access panels, moldings, and niches.
Door leafs and timber/metal door frames and jambs.
Architraves, skirtings, sills, and reveals.
Lift lobbies (basement and upper levels).
Inside cupboards and mechanical plant decks on each apartment level.
External Painting Scope:
Fine texture coating on balcony soffits, including patching.
Paint or dust sealer to precast panels as shown in architectural drawings.
Slab edges, concrete balustrades, balconies.
Facias, downpipes, and vertical hob faces.
Sealing to bench tops in BBQ communal areas.
Render expansion joint sealing before base coat.
Painting of the lift shaft overrun.
General Services & Responsibilities:
Use of Dulux 3-coat system per project specification.
Surface preparation including cleaning, sanding, caulking, priming, and sealing.
Protection of fire sprinkler heads, fixtures, joinery, and existing finishes.
Touch-ups and minor rectifications caused by other trades.
Quality control inspections pre- and post-work.
Final trade cleaning prior to practical completion.
Provision of all access equipment and horizontal material movement.
Submittal of O&M manuals and safety documentation.
Compliance with all site-specific safety, environmental, and construction protocols
