Project Overview: Base Build and Fit-Out Painting & Rendering Works

This comprehensive project covered external and internal painting, rendering, and finishing works across various levels of the development. The scope included base build upgrades, decorative finishes, and fit-out enhancements, delivering both functional and aesthetic outcomes.

External Works:

  • Painting applied to the external façade to align with the architectural finish.

  • Rendering of the southern elevation façade for improved durability and texture.

  • Surface preparation of the eastern elevation to ensure long-term coating adherence.

Internal Works – Base Build:

Basement 2:

  • Full internal wall painting including skirting boards.

  • Application of sealer to exposed concrete, blockwork, and brick surfaces.

  • Ceiling painted using PB system.

  • Doors and frames finished with high-quality coatings.

Basement 1:

  • Internal wall paint and skirting treatment.

  • Sealer application to exposed structural surfaces.

  • Stucco finishes (RCSS1) applied to walls and selected columns.

  • PB Ceiling painted throughout.

  • Paint to doors and frames.

Ground Floor:

  • Paint to internal walls and PB ceiling.

  • Stucco finishes (RCSS2) on walls and columns.

  • Sealer and paint application to exposed columns and walls.

  • Additional finishes include epoxy flooring allowance and smooth render for the Wall of Fame.

  • Paint to thermal rigid insulation.

  • Doors and frames finished.

Levels 1–4 (Guest Rooms & Corridors):

  • Full internal wall paint across guest room levels.

  • Sealer applied to exposed block and concrete walls.

  • PB ceilings painted throughout.

  • Paint to balcony soffits.

  • Columns sealed and painted.

  • Finishes to doors and frames.

Level 5:

  • Painting to PB ceilings, completing vertical finish continuity.

Fit-Out Works – Ground Floor and Level 5:

Ground Floor:

  • Microcement render applied to existing brickwork and PB walls, including above tile areas.

  • Internal walls and PB ceilings painted.

  • Wallpaper installed as a design enhancement.

  • Paint applied to doors, frames, and pressed metal ceilings.

Level 5 – Roof:

  • Paint and sealer applied to PB/concrete walls.

  • Ceilings painted with appropriate finishes.

  • Paint applied to doors and frames.

Additional:

  • Optional works performed during night shifts to minimise disruption.

  • Feature wallpaper installation to guest rooms, including Renegade and Dream schemes across various levels.

  • Cost-saving options available through lime wash finishes in place of microcement renders.

  • Skim coating of external northern and western walls for improved surface quality.
